Get a List of Foreclosures in Sandy

Get a List of Foreclosures in Sandy

A lot of people in Sandy are asking how to get a list of foreclosures for the Sandy area. With our local news talking about the state of the Sandy real estate market, and mounting foreclosures, people are wondering how to get a list of foreclosure opportunities that real estate investors can review for opportunities.

Your local Sandy REALTOR®, including myself, can provide you with a list of foreclosure opportunities. Even better, a REALTOR® can help you review the list to determine which will be the best opportunities. There is tremendous value in having a REALTOR® review your real estate opportunities with you to help you better understand the features and benefits of the real estate property.

Foreclosures in the Sandy real estate market represent an interesting opportunity where there can be a win win for both the seller and the buyer. Foreclosures often represent a ‘deal’ because of the emergency state the property is in with the financier. Banks and mortgage companies in the Sandy area don’t want to foreclose on a property, and consider it a last resort. If there is a way to find a buyer who can take responsibility for the foreclosure property, the bank is usually willing to deal.

We have experienced a considerable turn in the Sandy real estate market that mirrors the national situation. With this in mind, many consultants are recommending that now is the time to buy. Foreclosures are a problem, however market balance makes it quite an opportunity for those who are capable.

Give me a call if you are interested in reviewing a list of foreclosures in the Sandy area.

Record Foreclosures Reported: What It Means for Sandy Real Estate

June 6th, 2008 by Utah's Real Estate Agent

Lower Home Prices for Sandy

With record foreclosures reported across the nation, real estate investors in Sandy are wondering what effect the latest market trend will have on our local Sandy real estate market.

A report issued this week revealed by the Associated Press announces that homeowners generated the most foreclosures ever on record during the first quarter of this year. Everything from gasoline prices, to food prices, to loss of equity and a weakening dollar are cited as contributing factors. For people locked into tricky adjustable rate mortgages, the times are hitting hard.

Our local Sandy real estate market is seeing the effects of the national real estate market trend; local homeowners are taking a hard look at selling their homes for discounted prices rather than loose them in a foreclosure. Others are choosing to ride out the storm. For the market in general, this means that there are too many houses on the market, and not enough of them selling. Real estate investors, and those looking to capitalize on a real estate market downturn have an interesting opportunity to get a good deal, and contribute to the solution.

With more foreclosures predicted, houses are selling for record low prices, and sellers are generally willing to go the extra mile to close a deal. Real estate investors who are financially secure and ready to buy are able to get great deals in and around the Sandy real estate area.

If you are facing a foreclosure, and are interested in selling your home as quickly as possible, please give me a call. I can help you find a real estate investor who may be able to save the day.

If you are a real estate investor looking to purchase a home in the Sandy real estate area, give me a call and I can share with you a list of excellent opportunities to look at.

I am anxious to speak with you. Please call at your earliest convenience:

Lower Home Prices for Sandy

According to a new report by S&P/Case-Shiller, house prices around the nation, including Sandy, fell a record 14.1 percent compared to the first quarter of 2007.

Reasons sited in the report include low consumer confidence around the nation, steep gasoline prices, and over stock of new homes.

Many of these factors are present in the Sandy area. Add the increased competition for selling homes in Sandy and finding a home that is right for you becomes a confusing assortment of choices and options.

As a REALTOR® in Sandy, Utah, I know it can be overwhelming to find residential in the best of conditions. With the added pressure of the market, concerns about the future, and too many options, it can be downright terrifying to find a residential in Sandy that you can be happy with.

Utah Mortgage Interest Rates For Sandy

April 30th, 2008 by Utah's Real Estate Agent

Great Mortgage Interest Rates For Sandy

You have probably heard by now that the Federal Reserve lowered mortgage interest rates in Sandy again in an effort to revitalize the economy, including the local Sandy housing market. This is great news if you are looking to buy a home in the Sandy area, or are getting ready to sell a home in Sandy.

The move by the Federal Reserve is intended to make money more available for local Sandy mortgages, and makes it easier for buyers to obtain home mortgage loans in Sandy. Wall Street analysts are playing a part in the action, predicting that this will be the last move by the Federal Reserve Bank to reduce interest rates. This means that now is the time to get serious about buying or selling your home in Sandy, because the opportunity won’t get any better than this. In other words, there isn’t a good reason to wait any longer.

The quarter-point cut lowered the rate at which banks loan money to each other to two percent, a full three percentage points below where it was on September 18th, when they started cutting rates. This is the lowest it has been, and makes for a great buying opportunity for anyone looking at real estate in the Sandy area.

If you have been considering a sale, or are looking to buy real estate in the Sandy area, give me a call at 801.755.5509. I can hep you find the right property, and with mortgage interest rates in Sandy lower than they have been for years, your prospects are looking better than ever to find your dream home.

Salt Lake City Real Estate Property Valuation

November 14th, 2007 by Utah's Real Estate Agent

Salt Lake City residential real estate property

Determining a valuation for your Salt Lake City residential real estate property can be a complex undertaking. Having a qualified and experienced Real Estate Agent can make all the difference.

My name is Matt Williams, and I am a qualified, experienced Real Estate Agent working out of the Salt Lake City, Utah office of Rocky Mountain Realty. You can find us at 730 East New England Drive, or just give me a call at 801.573.2228.

You can also get more information about Salt Lake City residential real estate property from my Salt Lake City residential real estate website at http://www.utahhomelists.com .

I help evaluate Salt Lake City residential real estate in the 84094 zip code area, and surrounding areas including Salt Lake County and Utah County. I can help you establish the right price for your property based on your goals to buy or sell.

Evaluation of a Salt Lake City residential real estate property includes a number of considerations, including the following:

Appraisal. Of course an appraisal of your Salt Lake City residential real estate property is key. Appraisals are done by licensed appraisers, and provide you with a detailed and specific valuation of your Salt Lake City residential real estate property.

An appraisal will include your location in Salt Lake City, and your proximity to shopping, schools, freeways, and other related services. An appraisal will also take into consideration the condition of your Salt Lake City residential real estate property, including age and conformity with modern building codes.

Cosmetic appeal will be a consideration as well. Cosmetic appeal can include everything from the condition of the property, including paint or surface treatments, to wear and tear, to landscaping and general upkeep.

Establishing a valuation for your Salt Lake City residential real estate property will require a coordinated effort between the appraised value of your home, with your selling goals. While the appraiser will consider ‘fair market value’, you will have to consider whether the market is paying top dollar for your type of property, and how fast you want to sell. ‘Pricing to sell’ is an important factor in how long your Salt Lake City residential real estate property will be on the market, and how attractive it will be to potential buyers.

Give me a call if you need some help evaluating your property. There are lots of factors that go into establishing a price for your Salt Lake City residential real estate property, and I can help you understand the factors that need to be considered as you make this important decision.
